Where is Vacationland, Ohio?

“Vacationland” is the long-standing nickname for the Lake Erie shoreline and islands of Ottawa and Erie counties: Port Clinton, Catawba Island, the Marblehead Peninsula, Put-in-Bay and the other Lake Erie Islands, and Sandusky. It is not Maine, which also calls itself Vacationland. Port Clinton, the Ottawa County seat, is about 76 miles west of Cleveland and 45 miles east of Toledo.

Can I live in Vacationland year-round?

Yes. Many homes are summer places, but towns like Port Clinton, Oak Harbor, Sandusky, Huron and Vermilion are full-time communities with schools, a hospital and year-round services. On the islands, life slows down in winter when ferry service is reduced or stops, so island buyers should plan for the off-season.

How much does a home cost in Vacationland?

Over the last 12 months, houses in our area sold for a median of $261,500 and condos for a median of $330,000. Prices vary widely by location: Catawba Island sales had a median of $585,000, Marblehead and Lakeside $476,500, Sandusky $185,000, and Lake Erie waterfront homes $529,900. Which school districts serve the area?

Port Clinton and Catawba Island are served by Port Clinton City Schools; Marblehead and Lakeside by Danbury Local Schools; Oak Harbor by Benton-Carroll-Salem; Put-in-Bay by its own island district; and Elmore by Woodmore. Sandusky, Huron and Vermilion each have their own districts. Always confirm the district for a specific address — township and district lines don’t always match the mailing address.

How do I get to the Lake Erie Islands?

Miller Ferry carries cars and passengers from Catawba Island to Put-in-Bay (about 20 minutes) and to Middle Bass Island. Jet Express runs passenger service from Port Clinton and Sandusky to downtown Put-in-Bay, and the Kelleys Island ferry leaves from Marblehead. Service is seasonal and weather-dependent, so check schedules before you go.

What are property and income taxes like?

Ottawa County’s median effective property tax rate is about 1.19%, with a median bill of about $2,259, though rates vary by township and school district. Port Clinton has a 1.5% municipal income tax. Under Ohio law, townships can’t levy an income tax, so many lakeshore homes outside city and village limits pay no local income tax. Confirm taxes for any specific parcel with the county auditor.

Can I rent out my lake home or condo?

Often, but rules differ by township, village and association. Some condo associations limit or ban short-term rentals, and some communities require rental registration. Port Clinton, for example, requires anyone renting property in the city to register with its income tax department. We’ll check the rules for a specific property before you buy.
